Maybe 6 years ago, I had a variable rate mortgage with a local lender and rates had dropped but I was not due for a rate adjustment for a few years.

Do you care about any current cash flow from your triplex as it is or are you ok with say doing a refi on it to free up the cash but your cashflow drops because of it. 

A FED reduction of 0.50bps does NOT mean rates will drop 0.50%. 

Once we got the home reclassified at the 4% rate, the taxes dropped to under $600 with the same assessed value of the home.In my experience, rental property tends to be taxed at an actual rate of 6% while owner-occupied property has an actual rate between 0.5 and 0.7%.  

Once the project is complete, their monthly payments would drop from $1,000 to just $60 with the rental revenue coming in.

Hey Breland, following up on this as rates have dropped.

But I know the process so well that I can see them dropping the ball before they do and I get ahead of it. 

The main issues are: 1. gross revenue has been less than half the projections the PM initially provided and what is on AirDNA, and 2. gross revenue has dropped 30% from last year to this year despite me investing over $125K in improvements (new pool, new fire pit, new landscaping, new dog yard).
