There is some truth to that, but that rhetoric largely came out of a massively long bull market with historically low rates.

Looking to hear what you would do - I've heard of people targeting 1031 Investors to sell large portfolios or multiple buildings but have no idea where I would begin outside of asking a community like Bigger Pockets.

First thing I noticed was the 4 testimonials online in videos never tell you what the deal was, Not how much offered, not how much repair, not what ARV, just a bunch of scripted, formatted empty gratitude.

Also, its much cheaper to send a larger volume of street view postcards or letters using a large printing company than it is to send through deal machine.

Large Commercial - There will be a lot of opportunity in this space, but at this time we have around $35M raised which for large commercial is not a lot and I prefer a broad  and diverse portfolio.

.- You don't need to offer the full asking price as earnest money, but a large deposit definitely helps woo the seller into believing your offer is serious.

I have listened to a large number of podcasts (a few with them specifically speaking) and read quite a lot about their company.

On top of that wholesalers by and large are very inexperienced and or pretty slick.. this is a perfect set up to lose money as well.  

All in all, everything I analyze from wholesalers, independent and large, are only giving about a $20,000 profit.
