Knock on wood, both of those tenants are great people, have not been late 1 time, and great renters.  

If it is owner occupied, knock on their door ask questions to see if they "owners" might look at an offer?

It's the equivalent of buying a knock off of Nike shoes...you know they aren't Nike's, won't perform or last as long as Nike's, but since you can't afford Nike's or don't want to pay their price tag, you buy them.

Do what is average in that neighberhood.Are you going to go do "door knocking" or "driving for dollars" to get leads and find motivated sellers.  

Short of "foot knocking" and "driving for dollars" I cannot think about manny other ways to find what you are looking for.

I see the bug guy a few times a month knocking on many different units to spray.

Smoke damage and mold issues and electric meter monkeying/diverting (with huge fines from your utility) will knock any extra monthly you got out quickly.   

I went with the "free" group and did a great deal of work knocking on doors, hanging sticky notes, making phone calls and would find people they had no clue how to reach and I'd get them on the phone etc.
