After all inspections done, you'll get removal of contingencies and then, if Buyer changed their mind - your Seller gets EM.Even when people are still living in the property, they allow for the Buyer to get inside - for example, their mom travelled from another state to see the house her kids are buying.During the time of contingency/pending sale it's not totally Sellers house anymore - it's more like Buyers house.Of course, you advice not to abuse the right to check it out but it's understandable that people want to see it again - especially if it's first time homebuyers or much more expensive house than their current.They could get cold feet without seeing the house if you're afraid of that, but if they see something in the basement like water after rain - it's better to agree on remediation during waiting for the mortgage commitment rather than at final walk through.That's might be a deal breaker at the last day,  while during the waiting time you could work it out. 

@Tobias StollThere is a judgement against the house for the water liens, but it didn't sound like they were going to foreclose.

The other companies in the Washington area are Veristone Capital LLC and Rain City. 

Even then you might still want to pursue it to at least get a judgement on their record.

You can absolutely use that to lower the price of the property, especially given the more intense hurricanes and rain patterns that are predicted.  

Should have been fraud instead of bankruptcy.Don't pay hugh amounts up front with out knowing the company's bottom line.I am doing about $20 k work on my house (siding and new doors and rain gutters) with another contractor and he wanted a handshake upfront. 

She also left the windows wide open and it rained 8”.

There's no exact science to it but like you said it's only usable about half the year (due to temperature, I presume) and then even when the weather is warm, it could be raining, so truly only available likely somewhat less than half the year - maybe an extra $0.15 - $0.20 psf/mo added to the $1 psf/mo sounds reasonable.

A lot of construction goes on around here rain or shine and suff gets bowed.
