Several of my questions were intentionally avoided and unanswered.

Our intent is to always update clients as quickly as possible of any changes, and provide excellent service.

Intentions are good but practice is harmful to the process.

My intent is not to have the forum make a decision for me, rather to confirm that someone has actually hit $1mm mark in profits to be able to end the relationship.

Finally- why is the PM so intent on managing this property?

Still today, most every competitor of ours has blatantly or partially launched their services based on Carrot... but Carrot still crushes the competition in most every measureable performance indicator... because of my intentional focus to just outserve our clients.

@Sean McCluskey well, the intent here is to get the money you came out of pocket to purchase and rehab the property. 

If you are building for usage by friends, family, yourself the return is not the primary intent and they serve the intended purpose. 

It is intentional and designed to be noticed and considered.

I'm a new RE investor in general and my intention was to shop around here if anyone is wiling to offer a better rate than my current one.I mean no harm/offense to any lenders out here, but I thought it would be a 'fun' post to do to attract some attention and traffic.
