My understanding is that high-end modulars are pretty impressive.

Each closed sale symbolizes more than a mere transaction; the median sale price stands tall at $640,000, marking an impressive 11.30% surge from the previous year.

I got the impression it was a Fannie thing, not an individual investor thing, but I haven't probed any deeper with him yet.

On the other hand, my most recent apartment purchase was from a large, well-established REIT that appears healthy, and I have not been very impressed by how they ran their business.

Now, we're seeking private investors interested in earning impressive returns of 8% to 10% on their capital.

If I own a $150,000 property out right and rent that same property for $1,200 a month, my cash on cash return on investment percentage might not be as impressive as if I were leveraged, but, I don't have to worry about sometimes wildly fluctuating local real estate values possibly leaving me upside down and destroying my net worth in the process.  

There are certain neighborhoods that have notoriously bad foundation issues due to the soil composition.

I'm impressed!!
