I don’t have dreams to buy Ferrari or multimillion dollars house or jet.

Use jet lending, they seem very knowledge and will walk you through the process even before you get into it.

Derek, my job at the jet center starts on April 1st and if I can't find something by then, we'll have to rent for a few months until we find something better.

I am guessing your electricity is cheap hydro sourced like in WA, here in the Northeast it's far more expensive.

Get a plumber with a jet rodder , Its a basically a pressure washer on steroids , they cut thru roots beautifully 

In the example I looked at from Jet Lending on YouTube, you borrow 100,000 and you need close to 15k at closing plus you need to show you have almost 50k total so that they know you can pay at least 6 months of interest and have money to start the rehab. 

Seems like I should cool my jets with this venture and wait until we have our own house for a few years?

I actually prefer my fleet of jets with "We buy any mansion in any condition" signs on the wings, brings in tons of motivated home sellers and no parking fines!
