Been wholesaling since Sept '14 and have been very blessed and humbled to have closed almost 3 deals (if all goes well in the next couple days).

Purchasing lists of "motivated" home sellers is just one of many ways to find motivated home sellers and in my humble opinion, probably the worst odds and means to accomplish your goal. 

In my not humble opinion, wholesaling for most people is a huge waste of time and energy.

I met a guy that humbled me.

With the access you have to MLS, other agents, as well as the populace expecting you to find great deals, you have (again, in my humble opinion) an obligation to wholesale. 

My humble recommendation: include your ability to "observe comings and goings" via your DropCam in whatever contracts and/or Statement of Work documentation that you review with them and have them sign.
