Under this idea, you'd need to see if the Health dept has any restrictions for your septic system (which i assume you have) and if the power company would meter the 2nd unit separately. 

Regarding control, I generally do like to have control in most areas of my life.

Let me know if you have any advice for organizing expenses and projects to stay up to date on the health of the property. 

However, if you ask me that in ten years....the city life might drive me out there!

Union City I tend to avoid, there are a few pockets that work for MTR but for the most part the city's rental laws make life very tough for landlords.
