Employment is well diversified in the Austin MSA which makes is remarkably resistant to external economic factors.  

I understand the reluctance, but look at most spaces available, they have a big broker sign since most guys want to see the space at the location - Something VR can't do.Well, I guess VR could, but have no idea how you accurately capture the ambiance external to the space :)

If you hire an external management company, it does provide a legal benefit. 

But I am not a MF developer so just personal thought.One thing we did with our project in Canby is have one floor plan with with a Casita / office with an external entrance and an option to enter from the main house..  

The train is definitely an external obsolescence one must account for and your price should reflect that.

Food for thought.I think one of the more interesting lessons I've learned in my career is that while its entirely possible external forces impact you negatively, you should be the owner (and ultimately, the responsible party) for what happens to you.

So @James Mc Ree, I have a hard money loan, is there a right or better way accrue value for the property for external cosmetic upgrades for the hard money lenders who will be appraising the property?
