I am leaning toward just starting fresh on Dec 1 and keeping them on a short lease (i.e. start the eviction as soon as I legally can on day 5 rather than waiting until my customary day 10.) 

I have a mid-high end house I've had in a popular area in an allegedly hot market, but it's unsold after 5 months, and I'd love some fresh eyes for a second opinion.Are there any flippers in the area that would be willing to spend an hour (paid) to give their tips to help move it?

I wiped down the walls with a vinegar/water solution, sprinkled baking soda and vacuumed 3 times and purchased an Ozone machine from Amazon and ran it for 24 hours.

Thanks for the info. in maine we have added risk and weight of snow and ice. risky add more weight to aging roof. ive done both. but prefer rentals get metal roofs so no build up no replacement for 30-50 years. btw 1 inch ice equals 12 inch fresh snow.  

The carpet was cleaned, fresh paint, all the appliances come with it, etc.The house really looks to be move-in ready besides maybe some very minor work that shouldn't cost a lot of cash.

I had an interesting conversation with the COO of a new marijuana company about rents, and he said they knew they needed to pay through the nose for property and those things were all baked in.........see what I did there?
