Yeah I agree I could`ve worded it differently.Yes I would definitly not have a problem rewarding agents that do right by me.I offer double commission and Cash bonuses at closing for agents that bring me cash buyers that close within a time frame.But I did send her another email apologizing and letting her know what I was trying to say,but obviously worded it wrong.Thanks for all the replies.It`s all very helpful.

My real estate agent suggested I start my own cleaning business, do clean outs for agents but I read that if the only experience I have in this is doing my own cleaning, it is not such a great idea.

As a result based on your response, I do not think it would fit under this criteria and be treated as a regular FHA loan with 85% LTV and 1.17 DSC.On the other hand, for agency (Fannie and Freddie) deals, if the rents are what they consider affordable for the area that business counts as "uncapped" and typically has better terms even without LURA and other restrictions.
