As others said, becoming a licensed realtor is helpful as when it comes to filling up the hours. 

It’s an area filled with short-term rental properties owned by a mix of out-of-town hosts and locals, but I know the advice here can apply to hosts and managers across the country!

If you are a cash buyer , know the market and foreclosure process then you can pick up  property for a 25% discount in a desirable location.Cheers
