You may not realize the full weight of it, but this is what decades of experience boil down to.

You will need a minimum of a 3/4 ton truck to pull them , I would get a dump trailer dual axel  12,000 lb capable of moving the equipment , also used for hauling . you will need DOT numbers on the truck since you are over 10,000 lbs combined gross vehicle weight , and a DOT physical for the driver .

This means you  will likely fail unless you scale to the point where you fall under the category of those who can benefit from operational efficiencies noted above (and very few reach this stage). 

The risk is a failed inspection blocks Section 8 payments, so I could miss a month's payment if I don't get the issues resolved by the end of the month.

Several posts I have made I have failed to include “check zoning”, but the reader must do their due diligence.  

The whole area was neglected in the past but is having an insane about of public development that I fail to see how it wouldn't continue (near one river north development, mile high station redevelopment, federal blvd greenway, federal blvd BRT, Morrison Road redevelopment, just to name a few). sorry for the long post I kinda just spilled out my whole thoughts on the area..

Most cash flow or door chasers fail to understand this and that's what leads to bad investment decisions.  

@Jimmy Rojas A family member who failed to file taxes for many years reached out to the IRS and they assisted by providing his total reported annual income for over 7 years to make it easier for him to file back taxes (he couldn’t find his paperwork for most of it).

Don't be afraid to fail when your goal is to be more successful in what you're doing.

My issue (one of many) with my current PMC is that they have failed to get me even a single tenant in almost a year now and keep telling me that they don’t understand what the problem is, but literally 30 minutes after I started advertising my units myself, an eligible tenant responded to my own add.
