I said all that to say this its several folk in both classes that have spent money and time and will get nothing out of it .

I think there's little to help folks like myself starting with little capital who want a more realistic path in than save $100k and then get started.

My realtor provided me with three names of folks he has worked with which is helpful.I spoke with the first one (who is a mortgage broker so not tied to one particular bank) and he said I would need to put 25% down on a vacation/2nd home, or at least 20%.

The happiest day of my investing career was when I transferred ownership to all those houses in one transaction and to never ever go there again with that asset class.But thats me.. section 8 can work but its not as passive as folks claim.

Finally able to actually start executing on some thoughts — and figured I need a network of folks that love real estate investing as much as I do.

Would love to talk to anyone who is local to get a better feel for the area and have some folks to get advice from. 

Now your fully renovated home is getting top dollar rents, you could probably refinance too since rates are poised to go lower (lowering your monthly obligation), you could open a HELOC before you move with the extra equity and use that to fund your next deal and now you have 2 homes! 

Likely it is just a quit claim deed to your new name, however, also note that some states (ie MI - requires another form to be filled out and it changes our taxes - or can change them....).Get the help you need to make sure it is done right without costing you extra down the road.  

That was the case for me; I'm pretty sure the folks that first put the idea of investing into my head never had a clue!
