Hi Shane,I do investment loans everyday for people and it is really a simply process.

Some of my best strategies have been:- Home Depot parking lot early in the morning- new subdivisions, new trades on display every day- local REIA clubs

I'm still learning every day, running into new challenges but figured the best way to learn is to do it.

Do this all the time, every day, even with strangers.

Every day is something  new and that's what I like about this adventure.

That said, I think we will be hard-pressed to find the everyday Real Estate Investors doing this strategy due to the niche nature of it. 

But I would trust the agents / brokers on here who work in this area every day and can attest to the market's strengths and weaknesses and the fact there's a lot of agents on here working in Ohio, to me, attests to it's strength as a strong investment area.

I've been in multifamily brokerage for the past 10 years and study market trends every day. we do this floorplan in Columbus OHIO and just expanded to florida where there is a lot more interest as a owner's rep / deal facilitator.

@Bruce Woodruff waiting on the blue prints to get my exact numbers and budget....prices of material are changing everyday so until I have the prints I cant come up with my breakdown

I have had several offices in Tampa but now in Pinellas and these get submitted and approved every day.
