@Alex ShaughnessyI'd assume that the investor would want 7% back on the entirety of their investment regardless of the time you borrowed it otherwise they'd see better returns on 100k in the stock market than $583 if the stock went up 7% in a month.

I thought the option fee is the assignment fee so it goes to the wholesaler in its entirety but you mentioned that it can go towards closing costs, can you explain that a little more?

Around the time that we purchase the SFR my wife will most likely cut back to part-time, or quit working altogether, leaving me working my full-time job as well as having a paid-for duplex/multi with the majority/entirety of our SFR paid for as well.
