IMO this is because of government fiscal policy, ie spending.Bad Government Fiscal Policy is Driving InflationDeficit spending is a snake eating its tail: deficit spending → more inflation → higher interest rates to slow inflation = more inflation = keep interest rates higher → debt more expensive / accelerates…..repeat.The US debt has is currently rising by $1 trillion every 100 days, or roughly the budget of our entire defense budget (which is larger than the next 10 countries combined).

You're thinking far further steps ahead and weathering the volatility to reap likely more a fat-tails esque reward which likely does happen at the turn of the next inflation wave(not this secondary one coming up).From 08-16 you could do the former, from 17 fwd it's best to the do the latter.

At the moment, have plenty of financial glide path, so don't need the equity of the current Investment prop, but had planned to owner finance (extra monthly income flow @7%, fluff... more income not required to eat, clothe, house. ).1) Cursory look indicates 30% max AGI can be deducted if deferred to Charity.

I never recommend out-of-state investors buy anything for less than about $55-75k all-in or, generally, it will be in an area that has a mediocre tenant pool with high turnover and bad turns when they leave; the price to rent ration doesn't matter when these items eat up your profit year after year.For multis, it's a little different, but I typically ask them to focus on units that rent for about $500-550 minimum to have an easy time managing them and finding quality tenants.
