To make the deal attractive to your relative I would recommend determining a loan duration of not more than 10 years with the last payment being a lump sum. 

In most cases verification of income is easy, as well as determining the purpose and duration of a planned length of stay in the U.S.A.

In my eleven years living here (working in restaurants, and in recent years adding Airbnb to the mix) I've also seen the shoulder seasons shrink in duration quite a bit in the last 4-5 years.

I expect this to be three to six months duration.

I agree with the post about the damage probably being done now (depending on duration/frequency of smoking). 

We thought about setting the timer but the duration can still be as long as 30 min.

I had this addendum added to my lease agreement:'The lessee shall be fully permitted to sublet the said properties on the basis of Short-term Rental or furnished Corporate Housing at the lessee's discretion during the duration of lease.'

Historically I combined that with the max duration flag because I was targeting weekend renters, but I suppose you could use it for really any length reservation.
