I have done fix and flips in Columbus where appreciation is strong, and I own a duplex in Toledo, OH where the price to rent ratio favors housing providers. 

We did a 100% gut/rehab on a 1950's house in 2018 and converted it to a duplex, turned out beautiful, salvaged the original wood floors in parts of the house, put good LVP in the rest, simple plastic mini blinds on every window.

This is also the best thing, because many out of state investors find it confusing and stay away, which keeps our returns much higher and wards off Wall Street investors from buying up swaths of houses, which we've seen in other markets.As an STR specialist, keeping up with zoning and regulation statewide is a huge part of my job.I also host monthly short term rental events for local investors, monthly webinars, and I also often get furnished, turnkey off-market STR properties.

If they weren't letting you live there and rented that house you could do a house hack or look for a duplex in Philly and go back to the beach house in the off season and rent your house hack as a MTR.

My insurance company determined that they were not responsible because the problem originated it form INSIDE the wall which was the responsibility of the condo association.  

We changed fixtures and added an accent wall.

While it is an amazing investment, we got really lucky to snag one of the last viable duplexesOmaha, NE: Went to college here. left in December 2020, wish I would've bought a duplex before they pushed up 100-200k on average. 

I'm buying a duplex to house hack, but I've contacted a few companies and all of them said that they are not writing policies in California. 

We added some instant value to this one, changing fixtures, adding accent walls, and altering kitchen cabinets.
