there are carve outs for those that are not lenders but you still have to have in some of these like CA a broker handle the paper work and do the disclosures

They don't update listing statuses, we as buyer's agents still have to do some of the agency disclosure paperwork with the seller and estimated net sheets required by our RE commission - so frankly they're a pain in the rear.

Hi @Jake Berwind, I'm not sure about Florida but in California you can hire a Transaction Coordinator fairly inexpensively and they will provide you with all the necessary contracts, disclosures, etc.
