Will definitely be disciplined about follow up, being mindful about the look and feel of the marketing and keeping it succinct.  

Sounds cliche, but I always picture myself at least working part time to stay mentally sharp and have discipline!

I feel like my consistency and discipline over the past 5 years is truly what has led me to where I am today.

I refuse to play that game.There are a dozen ways to split a water bill and require tenants to pay it in full each bill period.The same for gas, electric, cable, phone, or anything else.It helps if the lease states the obvious responsibilities along with repercussions when the lease is NOT followed to the letter.This may take an actual attorney to help you write this into your lease, and it may cost to have your attorney effect the discipline required by said lease.Just save that talk saying there is nothing you can do but change toilets, faucets, and make sudden inspections.

Most are activities that can be integrated into the daily flow very easily with a little discipline.

With you having the discipline to be a full time teacher at one point and still pursue real estate, I am sure you will kill it doing the opposite!

If you cannot find a good person to sell your properties to help you concentrate on income production, I would go ahead if that market is like you say and get a license especially if you are disciplined enough to take your classes at home or your office.
