Just closed on a C5 zoned property in Colorado Springs on a major street less than a mile from downtown (currently going through growth explosion) and 1 mi to Old Colorado City hub (very popular tourist destination), and a 1200 sq ft commercial workshop(detached) that I can build out a second (interior floor).

About 5 miles from my land are 6-7 ABnB/STR destinations within 2 miles of each other.

I really like the Destin area but am open to the whole Southeast.

Most complexes dont want to turn into majority renters except resort type destinations. 

My wife and I are looking at some properties in Destin and I just assumed I would have to put 20% down for investment properties.

That is the question.It's 30 min from Travis AFB, Napa Valley, Six Flags, a few Nature destinations, and a harbor for smaller boats. 

We're invested in Davenport (Orlando area) and Destin. 

Preferably, at least two of these will be STRs in a vacation destination where we can build a proof of concept, get our processes setup for managing from a distance, and then attract other investors with capital to share in the proceeds of future deals.Financially, we should be ready to pull the trigger on our next property around February/March.

I'm curious with all the shuffling and migration in this country, what are YOUR top destinations for investing and why.  

It’s home to the state’s largest university, several big tourist destinations (mountain biking, art museums, lake), and large growing corporations (Walmart, Tysons).
