You have to have a specific angle on a property or be willing to put up with title or condition problems that nobody else is... or compete with cash-rich guys who buy these things all day.At least I didn't overpay, or even worse, fail to do due diligence and end up with a broken foundation and a jumbo IRS lien!

The house was built in 1890 so it has field stone foundation and we noticed some joists in the cellar like they’ve tried to temporary solve this problem.

MY SUGGESTION: invest in yourself by buying hard copy books and training on the foundation topics you wish to develop skills (RE legal, title, escrow, financing, notes, etc.).
