Most of the people I work with are out of state investors or foreign investors.

Would I have to register as a foreign entity, should I sell an option contract of a house in Florida? 

They do some foreign national stuff too, but I just wanted to let you know they are a lender.  

Out if state and foreign investors may be the new norm in primary MSAs  at least for awhile since bond yields are low (for out of state/institutional investors) and the since US markets are so much better regulated and trustworthy (Foreign investors) The former may taper off, but the latter won't change for awhile.

We currently have a WA state LLC already set up- my question is- should I register our WA LLC as a foreign entity in Utah, or start a new LLC in Utah to hold the property. 

This will avoid needing to foreign qualify your out-of-state entity in the State you are buying the property in.However I am wondering, if I am forming an LLC, with the sole purpose of buying tax liens (I am a foreign national btw), and I don't wish to limit my tax liens acquisition in just 1 State, but instead buy tax liens all over the US..Do i need to foreign qualify my LLC in EVERY State I buy these liens in?

We see a bunch of fund $ or foreign investors pushing prices higher and higher I mean there are people buying at 85-90% which is absolutely crazy.
