I could be a senior engineer working for someone else making a bunch of money and not have to go all over the place pandering for business, collecting on invoices, fretting about insurance and payroll....Seriously, if you are self employed, you are more constrained in so many ways than if you have a well defined responsibilty working for someone else.

I found the sunrocket invoice and they call the $209 charge ($199 +x) a "MEMBERSHIP FEE" instead of a service fee or something.

Aside from actual advertising expenses, we don't charge a lease up fee (on residential), we have a $100 setup fee, and no upcharge on vendor invoices.

***Keep track of ALL of your invoices and rehab budget.

The last time I glanced at an invoice, our cost was $6 and change for single, and $9+- for joint accounts.

You can make adjustments to the calculations that will approximate your own vendors if you have some history to deconstruct their invoices and figure what they use for overhead and profit.

You can also use QuickBooks for ACH, online bill pay, download bank statements, e-mail invoices, statements, reports which will save you hours, and paper.
