It's a 3 bedroom house that is completely empty and has no furniture so will need all the essentials and accessories to get the house ready to rent.

Either they were permitted as Accessory Dwelling Units (ADU or JADU)  or the property is zoned multifamily and they built additional dwelling units on the lot.

Many will lend on the land including accessory structures on the land, so that's a possibility if you've gotten a good deal on the land, but the rates tend to be a little high for those types of loans.

Find multifamily property with an additional accessory unit - i.e. live-in basement or attic.

The increase in sales in September was led by autos, clothing & accessory stores, restaurants & bars, and general merchandise stores.

Purchase price: $16,000 Cash invested: $55,000 BRRR with a garage accessory unit.

We are looking at either purchasing a duplex or SFH (with a MIL or accessory) in the $350-$450k range in Utah County.  

If zoning allowed for multi-family, short-term rentals, or even an accessory dwelling, then it may hold more value than I originally assumed.Either way, it sounds like more of a long-term gamble to me.

We are going to make the coveted carport into a bedroom and take it from a 2/1 to a 3/1 which will also add about 200 square feet.  

Make the accessories neutral but work with the strength of this.
