It could be that limbs are too close to the house and need to be trimmed, roof shingles are old and need to be replaced etc.Maybe this 4 point inspection is a FL thing?

They have a foundation, siding, drywall, a shingle roof.... in my mind there really isnt a difference.

I have tenants in a house I bought in 83 and lived there for 10 years , these tenants have been there 16 years so far THEY have raised the rent every year 40 dollars per month , he has paved the gravel driveway ($ 6000) , put an addition on the house (with a permit) $11,000, they never missed a payment , This year he re roofed the house with 30 year shingles , All improvements were paid by him .

The $25K includes this basic scope: sidewalk repair, new porch floor, painting, new cabinets in kitchen, relocate kitchen plumbing (since I'm flipping the plan), renovate bathroom, replace small back deck, finish roof shingle work (they got half way through new shingles) add new front door and 2 windows.
