Prices have jumped up pretty significantly the last few years; I had an addition done in 2021 just when lumber was starting to go berserk and I spent $100/sf *BUT* I use a lot of these contractors in my rental business and it wasn't a turnkey job - I did the electric, insulation, HVAC extensions, painting and trimwork.

Needs some paint and a half bath update / Reno.

As everyone here has mentioned, a team is composed of a realtor, contractor, lender, and property manager.

The simplicity of the “I’ll take the number 5, with extra insulation and interior paint on the side” approach was appealing.

Basically we repair broken items but do not paint, replace flooring, windows, etc. this basically means rent areas will slowly deteriorate.  

Purchase price: $150,000Cosmetic work needed on 2 of the 4 units (paint, recaulking around tub, cleaning) Already have materials from my other investment’s project. 

Clean it up, put on a fresh coat of paint, and list it on the MLS to attract tons of buyers, including retail buyers!

  $2,500 for an updated place / fresh paint & finishes.The house is not updated, and could use paint, etc. so I am reluctant to adjust too high too quickly. 

At the same time, the adjacent house became vacant for the first time in seven years, and it needed new paint and flooring.

New metal roof, painted the interior and exterior, sanded and painted the kitchen cabinets, and installed a new furnace.
