The realtor gets paid commission from the sale.

They are willing to sell the property to me discounting the realtor commissions after the contract with the selling agent is up.

Last I checked Redfin was charging 4% commission total to be split between buyer and seller agents before other fees.

I do a lot of land deals and they never cash flow .. the work involved is done at the court house and planning commission and figuring out the path of progress..

At least your realtor will be happy getting a 2nd commission.

From a tax strategy stand point, is it best I charge myself commission or not?  

@Alecia Loveless many of the towns and cities in Connecticut have these things called Fair Rent Commissions.If you raise the rent too much and the tenant brings a complaint to their local Fair Rent Commission.

Your forms and E & O often come from your brokerage, and if you sign on with a firm with a reasonable co-commission rate you won't be giving all your money away.
