Find a good real estate agent that is also an investor specialist and they can help you navigate what will get you your best ROI for your situation.

Lots of research first through Zillow , real estate agent, and family members led us to Queen Creek and New home constructions.

We can't make people clean up after themselves and keep things as we would but the day to day dealing with voucher tenants is not the worst. 

You also need a leasing agent, unless you are going to advertise and screen tenants yourself.

Hopefully your one side will vacate properly and clean.
