Hi all,I am 20 years old and new to real estates but i find it really charming.

The curriculum encompasses all areas of real estate including finance, appraisal, development, asset management, market analysis, law and the regulatory environment and urban land economics.

Some of these disordered people can even be quite charming in an inital meeting but they usually have issues in their background like job hopping or evictions.

There was almost no damage, but it had wood walls, so no plaster to crack.Is the home historic or old charm?

This doesn't encompass rehabs or big repairs, but for general (easy) number running-https://www.biggerpockets.com/renewsblog/2013/01/1...For rehabs and estimates and stuff, you'd just throw those into the equations.Definitely only use the 50% rule for quick property browsing and nothing more.

I guess they think that if I've met them in person, I will be so charmed that I will change the rules just for them.My local Section 8 office has a bad attitude about landlords, and I am not going to put up with it.

i use encompass insurance that has great rates. the agent is a moron, he can't put a sentence together in an email. he never uses any punctuation for crying out loud...but i digress.. i tried to switch and the 4-5 companies i called (not rob's) told me "forget it. i can't compete with Encompass". and the replacement values are insanely high. most of them are worth around 100 and the replacement value is at around 190k-210k. they would not lower them either.the bad thing is that they insure up to 4. i have to have Great lakes for the others.

I'm dealing with my personal nightmare: A charming 2 bedroom/2 bath home, a nightmare 1st tenant, and a property manager I never should have hired.
