The 38128 is slightly below the median and is in a decent area, but definitely an area on the more challenged end of the spectrum in Memphis. 

Get on plane and engage all 5 senses though. 10 years from now, it probably  won't really matter.

My developer client successfully defended the initial challenges and settled on this having PE rights, so he shifted the site plan to avoid the issue.

Having a trusted team in place can make or break deals as you scale and face unexpected challenges.

It was a challenge How did you find this deal and how did you negotiate it?

That experience taught me to always overestimate CapEx and vacancy buffers... it’s much easier to sleep at night when you’ve got those cushions in place.From what I’ve read in Bloomberg, these challenges aren’t unique, especially with rising rates.

I think several members here will agree that wholesaling abroad brings challenges to an already challenging business.
