My gut feelings is that AI will bring significant change to real estate as it will to all aspects of our lives.  

Ultimately it boils down to how much value one is bringing in my opinion

When they believe you can get things done they will bring you the deal first.

The more you talk about what you want, the more likely someone is to bring you that deal.

Since you are new to the market, you can look at what the top rent pulls look like and cater accordingly on the design.You always want to build relationships with contractors, but that takes time and you always need a solid bench, just like in basketball because some days your starting plumber just doesn't show up and you need to bring in the backup.The rates are the rates and they aren't going way down soon so it's just part of a different metric to evaluate in your new market.Good luck!

They are far more common now and harder to find models without but:1) these add cost to the purchase price2) they don't bring a lot of value3) they can leak or detach and damage the propertyI own around 50 doors and I cap off the line at the wall or in the basement with a valve and a cap so the potential for leaks is 0.00001% :-) 

Every property will bring its own lessons, so just be ready to roll with the punches and use what you learn to make your next investment even better.

Im bringing 400k myself the purchase price is 10 million its an assisted living facility  do you have experience running an assisted living facility?
