It is painful to do this even with lots of equity as it is not "bread and butter" for a bank.

I was warned about it when a tenant hires employees, then they go down the block getting snacks, leaving the front entrance doors unlocked.

I and another investor bought 2 properties on the same block and started making them cute, then the neighbors came down and thanked us for making the neighborhood better....the whole block started to take better care of their properties.. 

Their response will let you know if they are going to be a pain in the butt or not.

This is an area that could create a huge issue if not done correctly so I wouldn't advise doing it yourself as the 3115 can be a pain lol.

Hopefully the pain abates in 2025 as the onslaught of new supply slowly abates.
