I’m battling between two possible next steps in buying my first investment property.Option 1: Liquidate 100% of the portfolio and purchase a 4-plex.

If she has been there a while I would lean toward believing her and have questions but fighting them may be a losing battle. 

Owner is in a legal battle to get them evicted but said that the pandemic doesn’t allow evictions...

I did everything (oversaw building renovations, legal battles, dealing with investors, tenant issues, city officials, etc) for two years and now I’m back into sales.

Talk to the neighbors; I bet they have stories to tell.Whatever you do, you need to do it all fast or you will be stuck in a long battle to remove these folks who more than likely are the scammers.

If I had to end up paying a $75 bill to "pick & choose" my battles and put parameters in place to keep me out of situations like that in the future, that's probably what I'd do, but really depends on the circumstances once you find out what's really going on.
