Run all the sinks, flush all the toilets, run the shower and tub to make sure they are OK.Put fresh batteries in anything that needs them - smoke detectors, doorbell, garage door opener remotes, closet lights, etc.Make sure you have enough door keys for both you and the tenants.

Chris, I don't have a template I can give you, but we check/change air filters, smoke detector batteries and do a look over the overall condition of the interior and exterior of the house.

I rented out my SFR nearly two years ago; the same tenants have been there the whole time.The last time I went over for a regular maintenance visit, a couple of months ago, one of them asked me how often I had put batteries (2 AA) in the thermostat while I was working on the house.

I go into her room and she has 2 fans going, an alarm clock, an Iphone charger, all hooked up to the same power strip and (the kicker) her hair dryer.

If the smart lock battery dies, or the tenant loses the mechanical key to the smart lock, or the PIN on the smart lock is smarter than the tenant is at 2:30 AM on Saturday or Sunday morning, or the smart lock manufacturer pushes a bad firmware update, or the local bad guys push a bad firmware update, then the tenant can still use a mechanical key on the side door or back door and get in the house.For the lowest cost, you might have the smart lock on the main/front door with mechanical key A, a mechanical lock on the back/side door that they will probably use most often with mechanical key B, and then three keyed-alike mechanical locks on the other three doors that have mechanical key C.
