That beaing said you should focus on buying a 2-4 unit Multifamily the more doors the more cash flow. 

I chose to dabble in buying 8 front doors in Euclid Ohio in 2014 with cash flow I was getting from the condos.  

2 unit house 30 year FHA 6.6% major renovations (roof,bathrooms,kitchen,etc) home has appreciated 397k when appraised to 550k zestimate (similar comps in the area are 500k).

I think you can definitely run into a potential guest using that against you in the near future and opening the door for liability.

Not sure, but I don't see interest rates coming down much in 2025.There are always opportunities if you look for them, no one will like bring them to your front door on a silver platter.It seems like when you aren't looking for opportunities they do present themselves.Kinda like it's easier to find a girlfriend when you already have one.
