Violations could include barking complaints, if they don't clean up after it, if it tears up the flooring or scratches the doors, etc.

I knocked on the door and I hear barking and the door is opened by the tenant’s little girl smiling and a husky puppy in a very small kennel barking away.

I'd change the white to cream and the gray to blue, put in some flowering bushes where the grass is along with some bark.

@Rich AcriHi Rich,In my opinion cats make way better tenants than dogs because:-- they self clean (no stink rubbing off inside the unit), -- self bury their "by-products" (no STINK outside the unit),-- do not bark all day (no annoying noises to annoy neighbors who will call you to complain),-- use a litter box (less likely to have floor damage than dogs); and -- "There are no Pit Cats--Only Pet Cats" (unlikely to eat the neighbors children and cause a legal issue for the property owner). As long as they are fixed (there are low cost Cat fix Clinics in most areas) they tend to not spray the walls.Good Luck!

Quote from @Scott Mac: If you had used Vinyl Sheet flooring in the bathroom, going 3 inches up the walls with a metal top cap on the edges--you would not be having this problem. If you put hard to fix, delicate things in a rental you are probably going to have issues down the road.Maybe to be competitive you need to use a different type of floor, but finding something waterproof for a bathroom--that can be fixed easier, seems like a good move.I mean if a water from a dog dish in a bathroom ruins the floor--that (to me) seems too delicate for that area.Okay, so, Scott - it looks like you are "barking up the wrong tree" (see what I did, there?)
