I have 3 family apartment building and a SFH with 4 garages, 1 shed, and 4 outside designated parking spaces for sale for 1.75 million. 

I'd try to get a 6-month lease at a below-market rate to attract a tenant.

They are designed for homebuyers.

If the answer is "close enough," they move forward without much hesitation.While it's true that higher-quality tenants are easier to attract with nicer homes in better areas, I’ve managed C-class properties and had fantastic tenants.

Your nightly rate will be influenced by proximity to the beach, interior design and amenities (ex game options, fire pit, pool, etc).

I think the winter market concerns are really primarily only really worrying if you are looking at a larger SFR attracting families to due the "school year" issue - but other types of strategies I don't think its as much of a concern

And with a twist, that everything from day 1 is designed and built to facilitate intaking private $ into the "fund".

You could be in an expensive market, like LA, but you inherited a property or you got a killer wholesale deal or subject to and the numbers could be very attractive compared to buying off the MLS for full market price in the same market.

You have to attract interested parties that are willing to sell you their property cheaply because they need to vacate ownership for one reason or another.
