The main reason is people get massively stressed and fear a multi-million dollar settlement and so agree to settle for a few hundred Thousand dollars. 

So the people pay this stuff off eventually but could have done so much more with investments.I really think those looking to retire in 20 to 30 years from now will need 10,20 million etc. to be very comfortable. 1 million 20 to 30 years from now will simply not be much and a 100 bill will be like a 20 is today with inflation.

I've seen some well-known syndicators brag about having "skin in the game" when the truth is they invest $100,000 in $25 million deal but take home $250,000 or more in fees.

It's a great market for LTR due to Camp LeJune (marine base) being here & the attraction of coastal living.

No one talks about 5 or 10 year Plans to make a Million in RE.

Florida's lack of state income tax makes it attractive for your parent LLC. 

Overall, the City of Montgomery is highly focused on attracting large companies to its' vastly diverse and well trained workforce.

The paid off property is an attractive and way lower risk / less work investment from my seat.

Fast forward 20 years when you are 60 and you have a multi-million dollar real estate portfolio that should be generating a solid amount of passive income. 

Vacation rentals are usually much nicer, are close proximity to attractions (beach, mountains, lake, theme park etc) and have nicer or more ammenities.
