The water is always cold, but at least in the summer it is nice outside of the water and the winter air temps are probably higher than the Tahoe winter air temps.

You should look at it from business cycle and cap rate cycle , I could send you some charts when it ks more safer to invest at syndication….The risk when market at cap rate 4 compare to when market is at cap rate 6 is vastly different , you may want to wait until cap rates are stabilizing enough before investing so your risk / reward ratio is way higher.also you need dig deeper into supply/demand in the apt market as we are now on highest supply where there is strong pressure to rent growth.

Without the out of state pressure those values I think would have rarely climbed out of the 2 to 3 % rule as that is all a in the know investor will pay for the risk/reward of the current condition of those areas.. most all of the commercial has closed so its really just schools and homes..

That will kill what is on the surface and having it damp will reduce what gets in the air while you remove the drywall (with proper protection-completely suited up).

we just see so many threads on BP from OOS investors trying to do everything from Internet and it can easily turn into a disaster.i also see that you're trying to borrow as much as possible... which just puts a lot of pressure on your return because it makes the project more expensive.maybe you're set up for success but i just figured i'd ask.

A stretch to say you are presenting a useful alternative.What truly triggered my response was the notion that it was proper for nursing home/assisted living affiliates to have a preferred network of investors, much less that they would use billing and time pressure to steer their prospective patients there.
