Inventory has held steady around 5-6 months for some time now, with roughly 9% more active listings on the market in the metro now compared to Oct. 2023.

Most of the profiles didn't even have a picture or any sort of activities.

I was strongly considering joining before I read this, now I am going to go the hard route, but probably best to just stay active on here and go the extra effort to network with accomplished developers in my area.

I'm pretty active in Brooklyn and have closed multiple multifamily buildings, with the most recent happening a few days ago 11/26 @ $1.55M. 

Maybe a family in your area has a relative that would like to rent nearby but who doesn't think now is a good time to buy in this current housing market.You might even find someone who likes to target practice if that's a safe activity in your area. 

Keep your name active and keep analyzing and looking for deals.

While it provides a steady income stream and potential appreciation, it demands active management, thorough tenant screening, and may involve higher vacancy risks compared to traditional leases.
