You have a couple ways to access that equity.... you can 1031 your orange county property into a large multifamily and create cashflow that way.

AS we did this for a few decades in a few select counties you would see the same names and same parcels pop up only to be redeemed last minute as you note..

I have a primary house in Santa Maria CA that we are renting out and getting cash flow from it,  thinking of using the equity from that house to buy here in Orange County.

I've got 2 condos, a 2 bed at Maui Banyan and a 1 bed next door at Kihei Akahi.I'd definitely agree with @Patrick Franta - from my experience as well, the 1 bed unit has performed better.Also props to @Mike Neubauer for sharing his knowledge and experience with me - I'd definitely recommend you take him up on his offer if you have questions etc.I recently heard that the County of Maui is considering a ~50% increase in property tax for short term rentals from the current $9.37 rate to $15.41, equal to what time share units pay.

Title companies really had to take a ton of risk since Wayne county was the most dysfunctional county in the entire country at the time..

I am not familiar with that particular county, but people run STRs without permits all the time.
