So I would like to get some help from people who are actually investing.I am aiming for a single family home or multi family home and I am constantly looking at properties around Austin TX.I am looking north of Austin to Dallas and south of Austin to San Antonio.However, Austin is not easy to find an investment property that generates cash flow considering the cost of rehab.Can you give me some advice on my first investment?

The DSCR is a financial metric that measures a property's ability to generate enough income to cover its debt obligations.

For example, hotels or short-term rental properties like Airbnb often generate more income than traditional apartments, especially if the location supports it.Entitlements and Approvals: Check whether your project fits within the land’s current zoning (by-right uses) or if it will require variances or rezoning.

That way you could rent out the first property and also generate income from your primary residence as well.  

You can generate reports on your cash flow and actually see how you’re doing.

Now I just stick with a team of VAs that do my calls and lead generation and I handle all of the acquisition and dispo.
