I am currently in school working on my undergrad (22 yrs old) and plan to begin investing in land/property as soon as possible after I walk the stage.

fwiw, I moved here ten years ago from Arlington, VA in my early 40's and ended up getting my undergrad degree at UNM and am currently wrapping up their PharmD program later this year. 

:UOP undergrad was more campus oriented as the surrounding area was sketchy.

Your patience is appreciated- this is a lot different than when I was a transaction coordinator in a different state during my undergrad a dozen years ago!

It cost me 4 years of undergrad ($20,000 in tuition, and $30,000 in lost work hours per year = $200,000) 2 years to get my masters  ($25,000 in tuition per year, and $40,000 in lost work hours per year = $130,000)So it cost me $330,300 to get the job that I walked away from 3 years laterI only made about $200,000 from that investment.

I do suited houses, generally my tenants are in the last 3 years of undergrad or first 5 years of employment in a career.

FYI: I'm basing my response on my (admittedly limited) knowledge of contract law, gained through my undergrad and graduate degree.

You can be successful with a relatively small amount of capital, knowledge and execution of a few basic principles, and a decent amount of drive.For what it's worth, I have an undergrad degree in engineering and a Juris Doctor.

At the time of purchase I was finishing up my undergrad, and I'm currently 4 months away from becoming a PA, with an expected annual salary of 90-100k. 

I got my undergrad in jazz performance from the University of North Texas in the fall of 2014 and have been working as a professional musician in the DFW area for almost 3 years now.
