@Dave Smart If the rest of the hydronic system (lines & radiators) are in good condition, swapping out the electric boiler for a direct vent, high-efficiency gas unit is pretty easy.  

The days of cdo's being packaged and sold and debt swaps and deals to short such sub prime may gone but this was all new so.

Another option is direct swap with a commercial seller.

Although you may have a profit on each swap, you avoid tax until you actually sell for cash many years later.

You can't just swap out the outlets without ensuring they are wired to match.

There also would be the possibility of "house swapping" with other folks who have places that you want to stay for a few weeks or a month.
