Tricky to set up though. 

I do not do a lot of volume, so it would take me a long time to get a good data set just based on those numbers. 

If your objective is to reduce your own tax burden, you are in essence confirming they have no valid AP claim.

There's currently a website set up to get information from customers that have had this contract "sleight of hand" done to them. 

I spoke with the title company who is still helping us wrap up the set-up of a servicing company, and she confirmed that they would be responsible for the principal / interest for Nov and Dec, while we are responsible for the escrow shortage balance (as agreed upon).Not sure how it was missed - not my favorite title company to work with.

Grind it out for 5-10 years like this and you’ll be set for life.

For any of these real estate funds that have guaranteed rates of returns for set periods I would want to understand how my investment is secured.

We have an acoustic panel set in there for aesthetics and sound.

Best approach is to have your "team" set, before going out to secure properties. 

I don't know if theirs is too good to be true and actually I think the fact that they have the VA system set up to work on leads for you is a huge plus.
