I have purchase properties in Texas with foundation problems that would make people run in fear in other parts of the country. 

Main things we are looking for are:1) Are residents keeping property in decent shape2) Any leaks or issues that could lead to substantial damage3) Any capital repair concerns (mostly foundation) that we might need to address4) Long term guests who aren't on the lease, pets who they're not supposed to have, etc.We also change the furnace filters (because we don't trust them to do that), clean off the AC units and are considering cleaning the gutters for an added fee if tenants request it. 

I'm ready to sign an offer to purchase on a property that has water in the basement/foundation cracks. 

Now that I have the foundation I needed from the mini-course, I'll be doing most of the research on my own.

That's where I've built my portfolio's foundation and it's a solid market if you have a strong team there (I do).I have to ask though, if the plan was to put an ADU in... have you done that?

Hi Sylvia,I’m seeing vacant lots within HOAs like The Hideout, Indian Rocks, and Lake Wallenpaupack estates that have high margins and researching the area, I found at least a couple similar lots in the same area selling for %200 profit on the low side.
