How much is the installation and how much does it increase rents?

If you don't have a contractor, shop around for the hardware (appliances, counters, flooring, etc..) to get an idea of the material costs then add in labor of hourly rates for the install.

A local excavator who I talked to about installing my septic also said it was doable and he would be happy to serve as a guide along the way.

The contractor just installed it and didn't order the inspection despite us requesting the status of it.

The property also needs Foundation drip zone installation.

Having a private party as the lender also offers more negotiability, I've found many private parties willing to extend terms with either bulk installment payments or a higher rate of return.

We are doing an installment sale (owner financing) for an otherwise cash buyer. 

A benefit to having the commercial property and entity is that we aim to utilize business credit, so that our personal credit and debt to income ratio is not tanked as we remodel or redesign or buy furniture. 

Sometimes they will pay you to install for added business.
